With sweeping changes to the Miami-Dade County Recertification Program, property owners must now navigate stricter inspection protocols, accelerated timelines, and advanced reporting standards. If your building is three stories or taller, built before 1998, or within three miles of the coast, you are now subject to mandatory milestone inspections—some as early as December 31, 2024.

You must comply if your property is:
- A condominium or cooperative building 3 stories or taller
- Built on or before 1982 (and already recertified)
- Built between 1983–1992 (due by Dec. 31, 2024)
- Coastal buildings built between 1983–1997 (within 3 miles of coastline—due by Dec. 31, 2024)
- Built after 1998 and turning 25 or 30 years (depending on location)
Not required:
Single-family homes, duplexes, buildings under 2,000 sq ft with fewer than 10 occupants.
